Peace House

Set in a cul-de-sac mid-way between Kantamanto Junction and the Regional
Maritime University in Nautical Nungua, Peace House, a double fronted, detached
residence set in its own walled grounds, seeks new ownership after twelve years
with the present owner occupier.

Sturdily built in the
1980’s and later extended and refined to make a fine, family dwelling, the
property sits in a village enclave on the side of a river valley opposite the Jehovah's Witnesses compound at the Point at
Nungua.

Within easy walking distance of the newly developed Junction Mall with
its range of shops, eating establishments and entertainment, the property is
ideally situated as a domestic dwelling or as a rental investment opportunity.

 Peace House features a
number of interesting architectural characteristics including a vented tower
and an open stairwell between ground and first floors providing maximum
internal airflow. With three double bedrooms and three bathrooms on the ground
floor and two further double bedrooms and two bathrooms on the first floor, the
house can easily accommodate between 10 and12 adults simultaneously.

On the first floor is a sitting room and kitchenette with sliding glass
doors to a balcony overlooking the front elevation as well as a large private,
shelf lined study. On the ground floor is a further full kitchen and living
area with convex skylight over the lounge area which opens onto a shady veranda
with hanging flower baskets and floral tubs.

All rooms are
air-conditioned and a 30 KVA back-up generator ensures constant power in times
of network failure. Water is pumped via a mains supplied underground storage
tank which is also fed by rainwater harvested from the roof.

There is a small apartment suitable for a domestic helper situated at
the rear of the property with shower, lavatory, bunk bed space and kitchenette.

Peace House can be approached from the Tema to Sakumono Village Beach
Road through the Regional Maritime University campus (for which an annual pass
is required costing GHs200) or via the main Nungua to Ashiaman Road at
Kantamanto making it a viable base for easy access to downtown Accra or Tema
(Community 3 approximately 15 minutes commuting time at 08.30 on working days).

This unique and valuable property is offered as seen for an early sale at
a guide price in excess of GHS550,000 for the balance of a renewable lease.

It can be viewed daytime, evenings and weekends by
arrangement with the owner’s representative on 057 352 3238
